Apartamenteinroma.com functions as a representative agent for private owners and local agencies which manage apartments.
Let it be clearly understood that by booking a facility on our site the following conditions are accepted.
1) LEASE PRICE
The lease price is that of the daily or weekly price indicated in the facilities descriptive file. Apartamenteinroma.com therefore reserves the right to modify prices in the case of considerable fluctuation of the rate of exchange.
2) ARRIVAL AND DEPARTURE TIMES
At least one week before arrival the clients are obliged to communicate their arrival details.
In case of client’s delay more than 60 minutes from agreed meeting time client has to inform the local agency or the local representative otherwise the client will be charged an additional fee of Euro 30,00.
If the local agency has not been informed of long delays and the client misses the check-in at the apartment, the local agency is not responsible. In this case clients will be charged for any extra costs for alternative accommodation.
On arrival the client must show the booking Voucher to the owner or local agent and a valid identification document.
The check-in can be made between 15.00 and 19.00.
These are the fees requested in case of arrival in different times:
- Arrivals between 19.00 and 22.00: Euro 35,00
- Arrivals between 22.00 and 01.00: Euro 50,00
- Arrivals after 01.00: Euro 70,00
- Arrivals on Sunday or public holidays: Euro 50,00
- Arrivals before 10.00 AM: Euro 35,00 (in case the apartment will be ready)
The apartments have to be vacated before 10.00 AM.
In the case the client will request the presence of the local agent at the check-out made before 9.00 AM it will be requested the amount of Euro 40.00.
It will be possible to organize a transfer from the airport to the apartment at the following prices:
up to 4 persons: Euro 40,00
5-7 people: Euro 50,00
8 people: Euro 65,00
more than 8 people: Euro 115,00.
3) GUARANTEE DEPOSIT
The key-holder will require a security deposit as guarantee for damages and losses by credit card. The local agency is authorized to charge, after departure, any damage and loss costs from Guest’s security deposit and any extra costs not included in the rental price and not paid by the guests.
The local agency assists guests during arrivals.
The deposit varies depending on the desired facility, specified on each descriptive file.
4) RECEDING EFFECTS
The penalty charges in the event of cancellations of any bookings are as follows:
- 50% of the deposit paid, in the event that the booking is cancelled 45 days prior to the arrival date;
- The full deposit paid, in the event that the booking is cancelled between 44 and 30 days prior to the arrival date;
- 80% of the total amount of the booking, in the event that the booking is cancelled 7 days or less, than the arrival date;
All of the above cancellations are to be made in writing via fax or email.
5) EXTRA COSTS
On arrival at the facility the client may be asked to pay extras, for example the cleaning on departure, electricity, heating, telephone etc. The measurements of eventual payments are specified in the descriptive file of each facility.
Unjustified emergency calls for assistance in the property: Euro 50,00.
Cots/Cradles: Euro 40,00 for the total stay.
6) DOMESTIC ANIMALS
It is possible to take pets so long as a request is made beforehand to Apartamenteinroma.com and the proprietor of the lodgings accepts.
7) NUMBER OF PEOPLE
In no case is the number of people lodging to exceed that of the maximum number of people stated in the descriptive file of each facility (including infants and children), if not agreed on in advance with Apartamenteinroma.com. The owner reserves the right to refuse entry if such a situation arises. The substitution of any of the lodgers is forbidden if not agreed upon in advance with Apartamenteinroma.com. It is strictly forbidden to park caravans, campervans or to erect tents on any part of the premises.
8) THE CLIENT’S RESPONSIBILITY
In the case that the client or a third party visiting the premises, cause any damage to the premises or any of its contents the client will be held wholly responsible for any such damage. All costs will be billed to the client on departure or held from the guarantee deposit.
9) Apartamenteinroma.com’S RESPONSIBILITY
All descriptions given in the catalogue are compiled and given in good faith. Apartamenteinroma.com declines any type of responsibility for any modifications made by an owner and/or a local agent without its knowledge, unless there is any kind of impossibility in executing wholly or in part the contract and the client does not wish to execute the contract in any reduced form.
In the event that there is a maintenance problem or in the event the property is not clean to the standard required or if the property is not up the expectations, the client is requested to call immediately the local agent
who will endeavour to resolve the problem as soon as possible.
Any complaints relating to poor or none service in the property on arrival, must be noitified in writing immediately. The client must allow sufficient time to the local agent or owner to resolve the problem.
Failing to adhere to the above in writing or to receive authorisation from the local agent or owner, any client vacating the property prior to the due departure date, will not be entitled to any eventual reimbursement of the rental amount paid.
For any complaints made after the rental period, the client will not be entitled to any eventual form of compensation.
If for any motive beyond its control Apartamenteinroma.com has to cancel the booking relating to the clients stay, it is authorised to reassign, in accordance with the client, a similar facility. In the case that the new facility costs less than the original, the difference will be refunded to the client. If the cost of the new facility is higher than that of the original, the client is obliged to pay the difference. In the case that an accordance cannot be found, the two parties are authorised to rescind the contract. Apartamenteinroma.com will refund all monies paid with no other type of refund. Apartamenteinroma.com declines any type of responsibility for any damage to persons resulting from the use of the premises including physical or material damage or loss of possessions due to fire, theft or any other type of criminal activity.
10) EXTERNAL MAINTENANCE
If necessary the owner or their representative reserves the right to access the premises to carry out any maintenance work which is deemed necessary to the premises (garden, pool, etc…).
11) JURISDICTION
In the case any controversy should arise over bookings or rents the only applicable law and jurisdiction is that of the Italian Republic, under the competence of the Rome’s Court. Subscribing to a booking implicates that the client is aware and agrees to the General Lease Conditions. If any conditions of this contract were or become invalid or if any gaps should be found in this contract, the validity of any other clauses in this contract cannot be brought into doubt.
